Frequently Asked Questions
What is the 28/36 rule?
Spend no more than 28% of gross monthly income on housing (front-end ratio) and no more than 36% on total debt including housing (back-end ratio). This is the traditional conservative guideline. FHA loans allow up to 31/43.
How much should I put down on a house?
20% avoids PMI (Private Mortgage Insurance, which adds 0.5-1.5%/year to your loan cost). But 3-10% down is common โ calculate whether avoiding PMI is worth delaying purchase in your market. In high-appreciation markets, buying sooner may outweigh PMI costs.
